Renter Selection Process
We are hard to please when it comes to selecting renters and only select people who meet our stringent reference checks. Prospective renters are qualified as suitable by checking past employment, past real estate, and personal & business references. It is important to ascertain the prospective renter is who they say they are. This is easily verified by our 100-POINT identification process. We are also currently online with NTD - a renter default database specialising in renter default records.
Maintenance matters are carried out in accordance with rental providers' instructions. We only engage tradespeople who meet our high standards and occupational health and safety requirements.
Routine Inspections & Rent Reccommendations
Our property management team conduct regular routine inspections on behalf of the rental provider using leading property management software program, Inspection Express. After each inspection, you receive a comprehensive report detailing the condition of every internal and external space of your property, highlighting wear and tear, recommendations for repair and maintenance, as well as rent recommendations for when the lease is up for renewal.
Not only that, we also educate your renters on how to properly care for and maintain your asset. Reports are emailed to you or available on your rental provider’s portal moments after the inspection has taken place.
Then, at the end of a tenancy we refer to Inspection Express again to ensure your property is in the same condition as at the start of the lease by comparing entry and exit reports to minimise the likelihood of end of tenancy disputes.
As part of our service to rental providers, we realise the importance of rental returns and are constantly monitoring the current market rent on your behalf.
Our office makes rental payments easy with multiple options, leaving no excuse for late payments!

We have firm rent arrears procedures in place should a renter fall behind with their rent. Our primary focus is to ensure that our office mitigates any loss of income to the rental provider. Our office will also issue the appropriate notices, in accordance with the law.
Our office utilises the latest computer software so we can offer you a greater number of options and speedier service in accounting monies to you. We can work with you to ensure that you get your money quicker each month. At the end of each financial year a fully computerised statement summarising all income and expenditure relating to the property is available upon request.
Rental Provider Protection Insurance
We strongly recommend that you take out Rental Provider Protection Insurance to protect your rental income, property contents and public liability.
