Many agents are now telling would-be property sellers that "Nothing will happen before well into next year". On that basis, they argue, you should forget about listing Essendon homes for sale before February at the earliest. This is absolute nonsense. The reason some agents tell you that 'Summer time is a quiet time' is because those agents want it to be quiet. The market is not shutting down. The agents are shutting down! They're closing up and taking a few weeks' holiday... So of course it's going to be quiet - for them!

 

 

But not for us! At Pennisi Real Estate, we're planning to be very busy over Christmas and New Year. In fact, we are expecting a record number of sales at some record HIGH prices. From December 1, 2018 until January 31, 2019 - that's 61 days! - our office will be closed just four days: Christmas Day, Boxing Day, New Year's Day and Australia Day. Granted, there may not be as many buyers around in the holiday period, but those that are looking are usually very serious and very keen buyers. Often the holiday period is either the perfect time for them to look for a property, or it's the only time for them to look. And do you know what frustrates these buyers more than anything else? Trying to find an agent that's open! 

 

 

Supply & Demand

 

Many 'holiday buyers' are more concerned with finding a home than finding a bargain. Some need to get their children settled before the new school year starts; others hope to find a solid investment. With less agents open and fewer properties, this means one thing: the law of supply and demand kicks in! Higher prices are therefore often paid for the fewer properties that are available. How much higher? Well, often a lot higher than when February swings around and more properties start to 'flood' onto the market. More homes often means lower prices. Less homes, higher prices!
